What are your fees?

We are in the TRANSPARENCY business! We want it to be so clear on exactly what we charge.


What we charge:

8% management fee on rent collected - we don't get paid, until you get paid

1 week renewal fee - We collect one week of rent during the time of renewal, this is because we are executing a WHOLE lease. We update our lease annually and want to ensure our residents are all on the same document. We also LOVE long term leases ( & leases that don't end Nov-Jan 🙃)

Bi-Annual $42 Postage and Petties Fee - We charge this in January and July. This fee is for the management and processing of HOA dues (if applicant), utility management and billing, lawn care vacancy billing, maintenance programs , tax payment audit, insurance payment and audit.

$400 Owner Reserve - THIS IS NOT A FEE - This is YOUR money (think if it like an owner security deposit) that we hold in your account monthly. You can see it on your online portal.

100% of the first months rent Tenant Placement Fee: We collect the first months rent as a tenant placement fee if we fully procure your resident. This includes but is not limited too marketing, marketing photos, self-showing software, screening applicants using 3rd party system for fraud protection, the move-in report which includes 360 degree photos, and more.

Already have an occupant in place? No problem! The cost for onboarding a TENANTED property is $250,00. This includes us managing this process including contact your previous property manager, moving them into the system, transfer of the deposit, etc


What we don't charge for:

  • Owner on-boarding or off-boarding fee
  • Maintenance mark-up (yes, you heard that right, no 30% markup over here)
  • utility management fee
  • After-hours maintenance fee (but we do have a 24/7 maintenance line)
  • Management of HOA's including dues, violations, etc
  • Owner Portal management
